First Time Home Buyers: The Advantages of Homeownership

Taking that first step and making the decision to purchase your first home can be a difficult one. If you are searching for the benefits of homeownership, here are just a few:

Freedom. You will have the freedom to make your home just the way you like it. Go ahead—paint the walls, change the fixtures—it's your call! Don't forget to save your receipts for those home improvements, though. Home improvement costs may help reduce the capital gains tax when you decide to sell your home. It's a win-win!

Tax Deduction. (This is my favorite.) Did you know that the mortgage interest you pay on your home is tax deductible? Some of your closing costs, fees charged by the lender, and real estate property taxes may be deducted as well.

Equity. You can build equity! As time progresses, your home value increases, therefore creating equity. Home equity lines of credit are available, which are typically tax deductible. So when you want to purchase that new car or remodel for your dream kitchen, you'll have the means to do it.

Green Thumb. (Or no green thumb). Either way, you can own your own piece of earth. It's very therapeutic while creating your own garden or even planter boxes to fill with your favorite blooming flowers.

Pets. No more having to scope out rentals that allow pets. When you own your home, your favorite furry friend can come with you! You can also build in your own doggy (or kitty) door for them to come and go as they please. Fido will like it, and you will love it.
